Could be faulty heater control valve or thermostat sticking open . Check both heater hoses that pass through the bulkhead into heater matrix are hot .

If the thermostat is stuck open wouldn't that effect the engine temperature needle as that stays in the normal position all the time?

Yes , the engine would run cooler . If normal temp . can more or less eliminate that

Thanks for the replies it's much appreciated, So how big a job is a faulty heater control valve replacement then? Do I need to remortgage the house?

Just check the hoses into the heater matrix are both hot when engine is at operating temp and that will verify if heater valve operating or not . Also check coolant reservoir level .
